A speculative industrial building in Indigreen Corporate Park will soon be in development through a partnership with the Greenville Eastern North Carolina (ENC) Alliance, Marlboro Development Team (MDT), Greenville Utilities Commission (GUC), and City of Greenville. Located on a 17.3-acre parcel at 0 Sugg Parkway, the Class A building will be 100,440 square feet and expandable to 234,360 square feet.
“Through careful analysis of specifications and requirements that business prospects have sought, combined with deep knowledge of local and regional building inventory, our team determined that now was the time to bring a new building to market,” said Greenville ENC Alliance President and CEO Josh Lewis, CEcD. “We looked at various development groups and determined that a partnership with Marlboro Development Team provided the perfect combination of quality and value for our community. We are extremely pleased with this partnership and look forward to breaking ground on the new building soon.”
MDT acquired 17.3 acres of industrial property from the Greenville ENC Alliance to develop the new facility. Expected to be complete by the end of 2024, it is MDT’s first shell building in eastern North Carolina. The South Carolina based real estate developer focuses on single tenant build-to-suits, value-add acquisitions, and speculative developments.

The spec building will include four dock doors with additional knock-out panels and one drive-in door. The site also offers infrastructure already in place through GUC including water, wastewater, electric, and natural gas on a single contract to meet industry needs. As a catalyst for the region’s growth, GUC has earned a reputation as one of the best utility systems in the state and is well respected for its innovative programs.
