A speculative industrial building in Indigreen Corporate Park will soon be in development through a partnership with the Greenville Eastern North Carolina (ENC) Alliance, Marlboro Development Team (MDT), Greenville Utilities Commission (GUC), and City of Greenville. Located on a 17.3-acre parcel at 0 Sugg Parkway, the Class A building will be 100,440 square feet and expandable to 234,360 square feet.
“Through careful analysis of specifications and requirements that business prospects have sought, combined with deep knowledge of local and regional building inventory, our team determined that now was the time to bring a new building to market,” said Greenville ENC Alliance President and CEO Josh Lewis, CEcD. “We looked at various development groups and determined that a partnership with Marlboro Development Team provided the perfect combination of quality and value for our community. We are extremely pleased with this partnership and look forward to breaking ground on the new building soon.”
MDT acquired 17.3 acres of industrial property from the Greenville ENC Alliance to develop the new facility. Expected to be complete by the end of 2024, it is MDT’s first shell building in eastern North Carolina. The South Carolina based real estate developer focuses on single tenant build-to-suits, value-add acquisitions, and speculative developments.
“Marlboro Development Team has been strategically focused on expanding our presence in North Carolina,” said William Fleming, President and CEO of Marlboro Development Team, Inc. “It has been a pleasure to collaborate with Greenville Eastern North Carolina Alliance, the City of Greenville and Greenville Utilities Commission to deploy our spec building program in a vibrant and thriving economic center. With our spec buildings tailored to advanced manufacturing, we foresee tremendous potential in this partnership, both presently and in the future.”
The spec building will include four dock doors with additional knock-out panels and one drive-in door. The site also offers infrastructure already in place through GUC including water, wastewater, electric, and natural gas on a single contract to meet industry needs. As a catalyst for the region’s growth, GUC has earned a reputation as one of the best utility systems in the state and is well respected for its innovative programs.
“With a brand-new substation adjacent to the spec building, GUC is well positioned for future growth and industrial contracts in Indigreen Corporate Park,” said Tony Cannon, GUC General Manager/CEO. “We are proud to be a partner in this development and look forward to providing the user with competitive rates, excess capacity, and flexibility to meet their specific needs.”
With nearby access to interstates, ports, and major cities as well as educational opportunities and customized training programs, the Greenville-Pitt County area is an attractive location for industrial growth.
“It is our goal to continuously grow Greenville as the economic hub of eastern North Carolina with educational, medical, industrial, and cultural assets,” said City Manager Michael Cowin. “The development of this new spec building will give the City of Greenville the opportunity to further our footprint as a business-friendly community with the space, resources, workforce, and cost structure that companies need to succeed.”
MDT has closed on the property and is currently under design, with completion expected at the end of 2024. To learn more about the building specifications, visit the Greenville ENC Alliance property database to access the listing and download the informational brochure.
